The BEGOS Regional Directorate has put the 3,000 m² Service and Support Area (Commercial) plot located in Tınaztepe, Buca, up for sale by open auction. The open auction will be held on Wednesday, 24 June 2026 at 14:00 in the BEGOS Regional Directorate Service Building.
BUCA EGE ORGANIZED INDUSTRIAL ZONE SERVICE AND SUPPORT AREA PLOT OPEN AUCTION NOTICE
1 (one) Service and Support Area (Commercial) plot, located within the existing active area of Buca Ege Organized Industrial Zone and of the size specified below, will be sold by open auction in accordance with Law No. 4562 on Organized Industrial Zones.

- All works related to the disposal of fill/material from the plot (excavation, removal, transport and dumping of the spoil, etc.) will be carried out by the successful bidder, and all costs will be borne by the successful bidder.
- Zoning status: Floor Area Ratio (FAR): 1, maximum height: 15.50 m.
- Service and support areas: areas where activities are carried out in the small-scale manufacturing and repair, trade, education and health sectors by a participant or a participant's tenant.
- In the approved BEGOS zoning plans, the relevant service and support area plot is designated for “Commercial” use. However, no independent units may be created in the title deed, and in the case of multiple leases, the subscriptions will remain with the participant.
TENDER CONDITIONS
- The plots will be sold by open auction. The plot will be awarded to the bidder who raises the estimated value the most.
- Those wishing to take part in the tender must submit the following documents:
a. A copy of the Chamber of Commerce or Chamber of Industry registry record,
b. A photocopy of the Trade Registry Gazette (incorporation and all subsequent amendments),
c. A copy of the Tax Certificate,
d. A copy of the identity card of the authorized signatory,
e. Notarized signature circular,
f. The BEGOS participant letter of undertaking, signed by the authorized persons and notarized,
g. For the plot to be allocated by open auction, the tender deposit amounting to 10% of the tender price and shown in the table above, as a bank letter of guarantee (unconditional and valid for 3 months), a blocked cheque, or a receipt for payment in cash to the Buca Ege Organized Industrial Zone IBAN No. TR36 0001 2009 7210 0010 0002 40,
3. The documents must be delivered by hand to the Buca Ege Organized Industrial Zone Regional Directorate by 17:30 on Friday, 19 June 2026 at the latest.
4. Those who submit the documents listed in the second article incompletely will not be admitted to the tender.
5. The Board of Directors of Buca Ege Organized Industrial Zone has the authority to hold, not hold or postpone the tender.
6. Bidders must have no debt to the BEGOS Regional Directorate. Stamp duty, VAT, title deed fees and delivery costs are payable by the buyer.
7. The winning bidder will pay the full price determined at the tender in cash to Buca Ege Organized Industrial Zone within 7 (seven) calendar days of the tender date at the latest.
8. If the amount to be paid in cash, as finalized at the tender, is not paid within seven calendar days of the tender date at the latest, the tender condition will be deemed unfulfilled, the tender will be cancelled and the tender deposit will be recorded as revenue by Buca Ege Organized Industrial Zone. All buyers who take part in the tender and then cause its cancellation by not paying the tender price will be liable for the difference between the price they offered and the final tender price, and for all other damages.
9. Facilities that may not be established in OIZs under Article 54 of the OIZ Implementation Regulation and facilities with excessive water consumption may not be established in BEGOS. Bids must be appropriate to the field of activity.
10. Buca Ege Organized Industrial Zone is not subject to Public Procurement Law No. 4734. The Zone is free to refrain from selling the real estate.
11. There is a natural gas network in the area. No fuel other than natural gas may be used for heating and production.
12. The contracted electrical power of the plot to be sold is 120 kW. Those requiring more power will build their own transformer facilities.
13. Pursuant to Article 60 of Law No. 4562 on OIZs and of the Implementation Regulation on the cancellation of land allocation, the allocation made to participants who:
a. do not obtain a building permit by having the projects of the building they will construct approved by the OIZ within 1 year of the allocation date,
b. do not obtain a business opening and operating licence within 2 years of the building permit date,
c. do not obtain an “EIA Not Required” or “EIA Positive” decision under the Environmental Impact Assessment Regulation, is cancelled by the OIZ Board of Directors.
